The questions investors ask first
- How much do I need up front?
- It depends on your situation. If you have enough equity in your own home and are able to use it, often no cash is needed. If you do not own property yet, a cash amount of between 10 and 20 percent will be needed. The first step is working out your borrowing capacity with an independent broker, and Dwyer can recommend brokers who specialise in investors.
- What does the three year rental guarantee actually cover?
- On qualifying properties the rent is guaranteed for three years from the day the property is completed, even if the tenant leaves. It is calculated at market rent and fixed for the three years, with no vacancy or arrears risk, and you are paid monthly whether or not the tenant pays on time. Management fees are zero for the whole guarantee period.
- Who manages the property after settlement?
- Dwyer does, through the guarantee period, at no management cost to you. They secure the tenant, handle payments and look after the property. When the three years are up you can stay with Dwyer's property management or hand the property to any agency you choose.
- How long until it is rented?
- That depends on the lot. Some are already under construction and some are on registered land and ready to build, so the timing is specific to the property you are looking at. Every home is turnkey and tenant ready at completion, and the rental guarantee starts the day the property is complete.
- What happens on the call?
- Fifteen minutes with Gerard, and it is a conversation rather than a pitch. He goes through your goals, cash flow and borrowing capacity, ownership structure including SMSF if that applies, and what a property would actually cost you per week out of pocket once the outgoings are counted. Then he matches that to the properties that fit. No cost, no obligation.
